“Owners and Tenants,
Please be aware that if you have not purchased homeowners insurance or renters insurance you are exposing yourself to certain financial risks.
The Association’s Master Insurance Policy has a $10K deductible, meaning that if an appliance or mechanical (HVAC and Plumbing) system causes damage to your unit or someone else’s unit, you could be held liable for all costs associated with the incident up to the $10K deductible.
So far this spring the management office has already experienced several leaks caused by the failure of HVAC systems or unit owners or tenants not properly switching over the HVAC setting from winter to summer settings.
Please service your HVAC systems. It is the wise thing to do. “
