Welcome to Northern Meadows! Northern Meadows is located in Rio Rancho, NM, close to city center; it is truly in the heart of the city. An exciting range of homes and an array of highly active committees and organizations are some of the many reasons why Northern Meadows remains one of the areas finest communities in which to invest your family's lives and dollars. Our community currently consists of 3,019 homes, 5 parks and a lot of walking trails. We have several parks including one with two dog runs. Our community has an Elementary School within close proximity to our Eastern border.

Northern Meadows Property Owners Association is comprised of 5 committees each with their own jurisdiction. Some are newer than others and all of them need your help. In fact, if you have reached this site and are a renter we still need you for things like Neighborhood watch. Safety is everybody's concern!  These committees take care of all POA business from the landscaping on the streets and front yards to the covenants and the neighborhood watch program. Northern Meadows POA also has an Architectural Control Committee that is responsible for the aesthetic appearance of the Northern Meadows community.

Lost dog found in the Northern Meadows Area
January 23, 2012

A female dog with its current rabies tag and a new collar was found at Zia Park on Sunday at 3:30pm. If you are the owner or know who the dog belongs to, please contact Vanessa at (505) 385-9884.

Update on the Unser Widening Project
Construction is scheduled to begin on Feb. 13, 2012, on the city of Rio Rancho’s widening of Unser Boulevard between Paseo del Volcan and King Boulevard. Work is anticipated to last for eight months.

Unser Boulevard Widening (Paseo del Volcan to KingBoulevard)
Construction is scheduled to begin on Feb. 13, 2012, on thecity of Rio Rancho’s widening of Unser Boulevard between Paseo del Volcan andKing Boulevard. Work is anticipated to last for eight months and will include:

• Widening the roadway from two lanes to a divided four-lane roadwaywith left and right deceleration lanes

• Permanent traffic signalinstallation at the intersections of Unser Boulevard and Paseo del Volcan, andUnser Boulevard and King Boulevard

• Bike lanes

• Curb andgutter

• Sidewalks

• Xeric landscaping

• Storm drainageimprovements

The contract for this constructionwork is $7,510,932. Funding for this work is coming from a U.S. Department ofTransportation grant ($4,723,715), and funds stemming from a voter-approved 2009 RoadImprovement Bond ($2,787,217).

The engineer for this project isWilson & Co., Inc., and RMCI, Inc. is serving as the general contractor.

All she has to do is sign up and have her doctor fax a note confirming the treatment. Cleaning for a Reason will have a participating trustworthy maid service in her zip code area arrange for the service. This organization serves the entire USA and currently has 547 partners to help these women. It's our job to pass the word and let them know that there are people out there that care.

Home Improvement Projects – Why We Have A Design Review Process

 

Happy New Year! This is the time of year when many residents start to think about and budget for spring and summer projects because it allows for plenty of time to submit plans through the community’s review and approval process.

 

Like many community associations, we have a set of written design review standards and processes. Some homeowners mistakenly believe these standards restrict their freedom of individual expression; actually they provide a framework within which each homeowner can express individual tastes and preferences. The standards have been carefully developed to reflect a balance between individual rights and the good of the entire association—that is, property values.

 

OK, but why do we need processes and guidelines to maintain architectural standards? Perhaps most important, we need a basis for treating all homeowners fairly and reasonably. Written guidelines allow you and the design review committee to work from the same criteria. As sometimes architectural requirements can be complex, the guidelines show you exactly what is required, and helps you design improvements that comply with the community’s standards.

               

And then there’s the application and approval part of the process. The review committee members assure you they want the paper work to be as simple as possible for everyone. The guidelines take the guesswork out of your application and their decision making. In fact, they not only provide criteria for the current committee to make appropriate decisions, but for successive committee members to make consistent decisions in the future. Without the criteria in the guidelines, the application approved today may result in construction deemed unacceptable by new committee members upon completion.

               

One last purpose of the guidelines is to clarify the association’s authority in this area. State statutes and our governing documents give the association a legal right to enact and enforce design review standards. The guidelines spell this out so everyone understands they must comply even if they don’t agree.
