ADA Committee

Design Committee

Nihi Kai Villas Design Committee Mission Statement: To insure that the character of Nihi Kai Villas is preserved, and that Nihi Kai continues to be well maintained; and to develop recommendations to the Board and AOAO for short, mid, and long term changes, that keeps the property competitive.
Guiding Principles:
Minimize monthly maintenance costs
· Maximize rental income
· Streamline processes for efficiency
· Schedule deliverables around Board and Owners meetings
How to Accomplish The Mission Within the Mission
The Design Committee will:
· Be guided by the goal of retaining the character of Nihi Kai and maintaining its competitive position in the marketplace within financial reason
· Review requests from owners for changes and make recommendations to the Board
· Identify those improvements that are subject to control of the Association and those that are not
· Ensure that guidelines, standards and processes are applicable to all members, and are followed
· Develop, and solicit from others, ideas for improvements to the common areas and the units as a whole
· Be informed of amenities developed for other condominiums in the Poipu vicinity
· Advise the Board and (where appropriate) the Membership of the findings of the Committee
· Develop an Operating Plan that addresses specific changes that fall within the scope of the Mission Statement
· Recommend changes to the Declaration, Bylaws and House Rules of Nihi Kai, where necessary to implement the foregoing.
Landscape Committee

Team Mission: Ensure that NKV remains a premier property with landscaping that reflects the lush beauty of Kauai while maintianing views and minimizing maintenace. Address short-term issues as they arise. Develop policies, long-range plans & supporting budget to stay out in-front of issues.
