Building Water Shut off 10/4/16

Building Water Shut Off
9:30am-3:00pm

Tuesday- 10/4/16

 

To: All Unit Owners/Tenants                   9/27/16

We will be shutting off the water to the building on Tuesday 10/4/16 from 9:30am-3:00pm to make repairs to some units. 

If you have a plumbing repair that you would like to make to your unit, please let me know ahead of time and schedule it at the same time.

Please make sure that your cleaning person is aware or anyone else that is in your unit to not use or leave any faucets open while this repair is being done. It is very important not to flush your toilets during this time, or use your water during the 9:30am-3:00pm. 

When the water goes back on you may have to run your water for 5 minutes to get the hot water back and you may have to unscrew your showerhead or faucet head to clean the rust out of them.

WINDOW WASHING

The Window Washing take place Monday 10/3-Friday 10/7 (Weather Permitting).

The windows on your balconies are not included on window washing.

If you need help taking your screens off please contact me by Monday 10/3/16 at 8AM, and I will schedule a time for Jimmy to take your screens off and put them back on.

2017 Proposed Budget

Re: Proposed 2017 Budget

 

Dear Owners,

 

In the Documents section of this website please find a copy of the proposed operating budget for our Association for 2017.

 

Your Board of Directors has reviewed the operations of the building thoroughly with our manager. The Board of Directors has approved the distribution of the budget, to unit owners for review. 

 

Over the past year the operating expenses have been kept within the budget however, the Board of Directors believes that it is important to continue to fund the replacement reserves at a level to avoid potential special assessments in the future.  

 

Board is proposing a 2% increase in monthly assessments for cost of living increases.  This increase will enable the Association to continue to fund the reserves in a sound fiscal manner.

 

A Board meeting will be held on October 11th 2016 at 6:00PM in the Gym to formally adopt the proposed 2017 budget.

 

Also just a reminder that our building has a website and you can go to 71EastDivision.com and create an account.  This website will allow all owners to get documents (i.e Rules, Dec’s, Minutes, Budget) see what is going on in our building and post notices that you may have.  If you sign up for the website you will automatically get sent notices.

Reminder of Pool Rules

June 15, 2016          To:  All Unit Owners/Tenants

Please make sure that you and your guests abide by the Rules and Regulations of the Association below:

Swimming Pool and Sundeck Rules

  • The pool will be open for the season from Memorial Day weekend at 10:00 a.m.The pool will close on Labor Day weekend.Weather permitting, the pool may remain open after Labor Day at the discretion of the Board/Management.
  • Owner/lessee and up to 6 guests that they accompany may use pool and sundeck.
  • Swimming is allowed only during the hours of 8:00 a.m. to 10:00 p.m.Everyone uses the pool and sundeck at their own risk.The Association does not provide a lifeguard.
  • Food and drink are allowed on the pool deck only.Glassware and breakable crockery are prohibited.Everyone must clean up after themselves.All refuse must be placed in a trash receptacle.
  • Persons under 16 years of age must be accompanied by an adult Owner or Tenant responsible for their safety and under their direct supervision while in the pool or around the pool area.
  • Audio equipment is permitted provided that the sound is not objectionable to surrounding patrons or proximate units.
  • Noise should be kept at reasonable levels.
  • Pets are not permitted on the sundeck.
  • Babies in diapers and small children who are not toilet trained are not allowed in the pool unless wearing properly fitted rubberized pants over a diaper.
  • No persons having an infectious disease or open wound are permitted in the water.
  • No diving is allowed.
  • Footwear and an outer garment must be worn in the common areas when coming and going to or from the pool.
  • Barbecue grills and other cooking materials may not be used on the sundeck.
  • The pool and sundeck cannot be reserved for private parties.
  • First aid equipment is available from the staff.Report any incidents to the Door staff immediately.
  • Violators of pool rules will be required to leave the sundeck and pool area at the direction of the staff and also subject to fines and penalties for violation of rules.Please report any complaints or problems to the management office.
  • The Association abides by all rules established by the City of Chicago and the State of Illinois for the operation of the swimming pool.
  • All rules and regulations for the use of the pool and sundeck are subject to the interpretation of the Association and may be changed by the Board of Directors.Violation of any of the pool rules may result in suspension of use of the pool and sundeck for the season.

Homeowner’s Insurance Requirement

To: All Unit Owners                                            

This notice will serve as a reminder that our Association requires you have the following Homeowner’s insurance policy:

 

Homeowner’s Insurance

The owner of every unit must obtain and maintain an insurance policy providing a minimum of $300,000 of insurance coverage for personal liability and compensatory damages resulting from property damage caused to another unit that originates in the insured’s unit, and damage to another unit caused by the negligence of the insured or his/her guests, residents or invitees. This requirement is not satisfied by an insurance policy obtained by a renter. Every unit owner must provide the Management Office with a certificate of insurance confirming the existence of required insurance coverage between April 1st and May 1st of every year.

 

If you have not already done so, please make sure that you have your insurance company send me a certificate of insurance as soon as possible.  They can fax the certificate or email it to me at the address below.
