Belmont Bay HOA is a 1,873 unit homeowners association located next door to the wetlands and wildlife of the Woodbridge Refuge. It is minutes away from the historic small town of Occoquan, with its charming shops and restaurants.

2012 Swimming Pool Season
The Belmont Bay Homeowners Association pool will open for the summer season Saturday, May 26th at 10:00 a.m. This season, the pool will be managed by Continental Pools.

Pass Requirements
The pool is intended for the exclusive use of Belmont Bay Homeowners Association residents and their guests. Owners must not be delinquent of any Association financial obligation. Residents of Harbor Point, Harborview and Harborside Condominiums must pay a fee of $69.00 per year for use of the pool. All residents five (5) years old and older must have a valid facility pass to enter the pool facility. All pool patrons must abide by the established Association Pool Policies. You must be a resident of the community or an owner to use the pool.

May 26-June 15 June 16-September 3 Weekdays 4:00 p.m. to 8:00 p.m. Weekdays 11:00 a.m. to 8:00 p.m. Weekends & Holidays 10:00 a.m. to 8:00 p.m. Weekends & Holidays 10:00 a.m. to 8:00 p.m.

Renewal of Facility Pass(es)
If you are a resident and have previously registered for the pool, you require only 2012 stickers to update the existing passes. Please fill out the attached Application form and mark “renewal” on the appropriate line. If you reside in a rental unit, you must also submit a 2012Tenant Registration Form, signed by the owner, with your application. Should you wish to renew your pass in person, registration is held at the pool on the dates noted below.

For mail-in renewal, please send completed forms to CMC/BBHOA, P.O. Box 10821,Chantilly, VA 20153-0821 New Facility Pass(es) If you do not have a facility pass, you must attend a site registration event to obtain the initial pass(es). You will be able to renew your pass by mail for future seasons. A photo will be taken for each pass issued. Therefore, each person who requires a pass (ages five and older) must be present for their pass to be issued. All heads of households and anyone over the age of 21 residing in the unit are required to prove residency. If you rent your unit, you must also have a completed a Tenant Registration Form and show a copy of your current lease when submitting your application for passes.

On Site Pool Registration Dates (held at the pool):
Opening week registration dates are; 6:30 p.m. to 8:00 p.m. on 5/23, 5/24, 5/25 and 10 a.m. to 12 p.m. on 05/26. Ongoing registration during pool season is held each Wednesday from 6:30 p.m. to 8:00 p.m. (last date 08/29) except there is no registration on Wednesday, 07/04. Instead, the registration for that week will be held on Tuesday, 07/03 from 6:30-8:00 p.m.

Guests
Each guest requires a $2.00 admission fee. This fee is paid by purchasing a guest pass punch card in advance- no cash is accepted at the pool. Guest pass punch cards are purchased by completing the attached form when using the mail-in registration option or you may purchase punch cards at any site registration event. The cost is $10.00 for a 5 use card payable by check only. The purchased card does not expire at the end of the season and may be used in future years. You are permitted to have a maximum of 4 guests per household per visit. The maximum number of guests may be restricted at times if the pool becomes too crowded.

Pool Rules
A copy of the pool rules is posted at the pool. The rules can also be found in your homeowner documents and on the website at www.belmontbayhoa.com. By accepting a pass and using the pool, you agree to abide by the Community policies.

Belmont Bay's Belmont Stakes 5K Fun Run/Walk

Location:  VRE Parking lot in Belmont Bay


Join us for a friendly competition and possibly win best hat in a 5K race! In honor of the Belmont Stakes, join your Belmont Bay neighbors and run for fun along the scenic path of the Occoquan River. All proceeds from the race will benefit Belmont Elementary School in Woodbridge, VA. The proceeds will support the school's summer reading program - Take Home Reading.

The course will begin at VRE and travel East on Express Drive then turn onto the Freedom path along the river. Osprey's Golf Club will be the half way point and return on Belmont Bay Drive then pass the Marina and end at the VRE. All runners and walkers will keep to sidewalks and walking paths during the event. Prizes will be awarded for Win, Place and Show in each age group, Ladies Best Hat, Men's Best Top Hat, and Best Horse Name. 

The Run will be held on June 3, 2012 at 8 a.m. at Belmont Bay's VRE station (1040 Express Drive, Woodbridge, VA - North end of outside parking lot). For pre-registration, $10 for  runners and $15 for family (4 people) and race day the costs are $15 for runner and $20 for family.

Attic Exhaust Fan Warranties
I recently had to replace my builder-installed attic fan.  As I look around the community, it looks like almost everyone has an attic exhaust fan installed.  If you haven't confirmed it is operating, I suggest you do so immediately.  I've noticed a HUGE temperature improvement in my upper levels since replacing the inoperative fan.  If you fan isn't operating, be sure to note the make, model and manufacturer usually located on the fan motor itself.  I discovered these builder-grade fans are covered by a lifetime warranty.  I called the company, gave them the model number and they shipped a new fan motor and fan blades within 10 days.  No fuss no muss!  The manufacturer of my fan (and probably yours too since they were installed by the builders) is CertainTeed Ventillation.  Their toll free number is (800) 527-1924.   Marvin Iavecchia, mil06@msn.com.
